What is the Application Process?

Applications must be completed in full, all required documents provided, and application fee paid. We require proof of identification with a valid photo ID such as State Issued ID or Passport.

Proof of Income – we accept two most recent paystubs or a tax return for self employed. We require the gross income to be three times the monthly rent. Income must be current, taxable and documentable. A credit and criminal check on all applicants 18 years of age and over will be run.

We do not accept bankruptcies within the last 3 years, no evictions, no unpaid utility collections. There is a $35 application fee per applicant that can be paid by cash or check. (We do not accept credit or debit cards).

What documentation is required?
  • We require or accept the following documents along with the application: Photo ID (State Issued ID, Passport, Visa, etc), two most recent paystubs (or an offer letter for new employment / tax return for self-employed)
  • Income Requirements: You must make three times the monthly rent. Applicant(s) must gross 3 times the monthly rent within a month. Example: Monthly rent is $1,000 – Applicant(s) must gross, at least, $3,000 per month. Income must be current, taxable, and documentable.
  • We will run a Credit on all applicants 18 years of age and over. We will not accept bankruptcies within the last 3 years, no evictions, and no unpaid utility collections.
How long does the Application Process take to complete?

Typically 1-3 business days, depending on factors such as all supporting documents received and no issues contacting employer or previous landlord for verifications.

What are the lease terms and options available?

The lease term is 1 year and requires a 90-day notice in writing to vacate anytime after the 1 year term is complete. 

Are utilities included in the rent?

The following utilities are included in rent:

  • Water
  • Sewer
  • Trash / Recycling
What is the pet policy?
  • We accept cats with a 2 cat maximum. There is a non-refundable fee of $300.00 plus a $20 monthly pet rent for 1 cat and $30.00 for 2.
  • Service animals to accompany a resident with a verifiable disabilty for the purpose of aiding that person are not considered “pets”.
How do I submit a maintenance request?

Maintenance requests can be submitted by calling the office and selecting the proper option. Please leave a detailed message including your name, apartment number, reason for your call and the best number to reach you. For an emergency maintenance call select option #3 and your call will be returned within 15 minutes. 

What are the move-in and move-out procedures?
  • Residents will be provided a welcome packet during their lease signing and expected to return within 7-10 days after move in. The packet contains an apartment inspection checklist, a section to provide contact information and emergency contact information.
  • Prior to move out residents schedule a pre-move inspection with the office. Apartments are not considered vacant until all keys have been returned to the office.
Is renters insurance required?

Proof of renter’s insurance is required prior to move in. We accept no less than $100,000 liability coverage but we do NOT require you to have Personal Property Coverage.

How do I pay rent and are there late fees?
  • Rent can be paid by personal check, money order, cashiers check, or online bill payment (check) through your bank.
  • Rent is due the first each month and a late fee of $70 will be charged after the fifth.
Can I make changes to the apartment? (Paint / install shelves / etc..)

Residents may paint accent walls, hang pictures or other items provided they do not cause structural damage. Prior to move out residents are required to paint walls back to the original color and remove all of their items to avoid charges.
